Density Bonuses

Currently in the Town of Frisco Zoning Code, density bonuses (each zone district in town that allows residential uses identifies the maximum number of residential units permitted per acre in that zone area) are permitted in the Central Core and Mixed Use zone districts. Within these two zoning districts, the maximum number of residential units may be increased (density may be increased) as long as 50% of units constructed over the permitted density are deed restricted as affordable units.

Staff is looking into if this density bonus concept would make sense to add into other zoning districts throughout town, primarily in the form of cottage/cabin infill zoning regulations.
